Please be aware that all units are privately owned. As such, decor and amenities in your unit will vary slightly according to each unit owner’s personal taste. All adjoining decks and other items on those decks are the private property of the unit owners. Please respect their property and privacy.

Every effort will be made to give you the exact accommodations you have requested. If, through circumstances beyond our control, the specified unit is not available, another unit will be assigned to accommodate your party.

Check-in time is after 4 PM as units become available. Early and Late check-ins, if possible, can be arranged by calling Bernard’s Landing. Check-out time is before 11:00 AM.


Reservation Deposit
Reservations made within 30 days of arrival require first nights rent at time of booking. Weekly bookings require one half rental deposit. Reservations made more than 30 days prior to arrival require first nights rent within fifteen days of booking date. Payment in full is required at time of check-in. A credit card must be on file to guarantee your reservations and secure your damage deposit (see below). We accept VISA, MasterCard, Discover and American Express credit cards. Non-sufficient checks, etc., will be charged a $25.00 fee. Refunds are not provided for circumstances beyond our control.

Taxes & Fees
All rates are subject to 5% state sales tax, 5% Franklin County occupancy tax and a resort facility fee. A one-time per-stay Resort Facility Fee is required and is based on the size of the unit. This fee covers departure cleaning, linens, towels, and the use of the Resort’s amenities. Published rates include a per night Resort Amenity fee based on unit type

Damage/Security Deposits
A damage deposit is required based on the size of unit you have reserved. A credit card on file secures your damage deposit at time of check-in. If paying by check, cashier’s check or traveler’s check, your specified damage deposit is required 15 days prior to your arrival. Failure to receive damage deposit before arrival may result in your reservation being released with forfeiture of your deposit. If you arrive after the rental office closes your credit card will secure your late check in packet. If for some reason you have not secured a damage deposit before arrival Management reserves the right of refusal to leave a key for late arrivals. Each guest must also sign our rental agreement which states their responsibility regarding damages.

Minimum Age Requirements

Guest must be 21 years of age or older to rent Bernard’s Landing accommodations.

Cancellation
Cancellations within 30 days of arrival (during peak season and special events) and 10 days of arrival (during off season) are subject to forfeiture of deposit. Cancellations prior to cancellation period are subject to a $25.00 processing fee.

Check-in
Check in time begins after 4 PM daily as units become available. Check-out time is by 11 AM. Guaranteed early check-ins and late check-outs are subject to availability and require advance payment of 50% of one night’s rent. If you are a late check-in, please visit the Welcome Center the next morning to pickup your parking pass, boat decal and/or amenity cards.

Check-out / Trash Removal

Keys and access cards must be returned to the rental office upon departure. Should you wish to depart before rental office opens, a key drop box is provided by office door. Failure to return keys will result in a $5.00 charge per key and a $25.00 charge per access card. Rental Management is not responsible for items left behind, so please check carefully before you leave. Clean all food out of refrigerator and freezer. Wash and put away all dishes and dish clothes belonging to your unit. Trash removal from your unit is your responsibility. All trash must be deposited in the trash compactor adjacent to the boat compound before you check out. Trash should not be stored on decks, stairwells, hallways/breezeways or in any of the common areas during your stay. Failure to remove trash will result in additional cleaning charges.

Changing To A Different Unit
Although every precaution is made to guarantee the availability of the unit you have selected, if circumstances beyond our control make the specified unit unavailable, Rental Management reserves the right to transfer you to similar accommodations. Every attempt possible will be made to contact you before your arrival of this change. A guest’s request to transfer to another unit after reservations have been confirmed will be subject to a $25.00 transfer fee.

Occupancy Limits
Because our resort is on a private septic system, Franklin County law specifically limits the occupancy per unit. Therefore, it is extremely important that you not exceed the adult maximum occupancy of your rental unit by county law. Adults are defined as persons over the age of 6 years. Exceeding the limit will result in an additional charge of no less than $50.00 per person per night, and may result in immediate eviction with forfeiture of rental agreement. Maximum occupancy is as follows: 1 bedroom units - 2 adults; 2 bedroom units - 4 adults; 3 bedroom units - 6 adults

Standard Furnishings / What to Pack

Units are equipped with a full kitchen, washer/dryer, coffee maker, cable TV, telephone, and deck with lake view. Management provides linens, towels (2 sets per bath), toilet paper and bath soap upon arrival only. Additional linens, towels and stay over service can be requested at an additional charge. All units have heat and air conditioning. For your convenience we recommend bringing the following: Paper products, coffee filters, trash bags, dishwasher and laundry detergent, additional towels for beach and bath, and sports equipment. Each unit is furnished to sleep two adults per bedroom. Rollaway, cots and sleeper sofas are not available. Note: These are items we require our owners stock in their rental units. This does not guarantee that these items are in the unit. Please call with question about specific house ware items.

Parking
You will receive a guest parking pass at check-in. The pass must be displayed in your vehicle during your visit. Each Unit may use up to two parking spaces in the parking area located closest to your unit. All parking is on a “first come, first served” basis. Parking is prohibited on grassy areas, in handicapped spaces and in front of building entrances. Parking for additional vehicles is available at the Welcome Center and Clubhouse lots. Large vehicles (campers, recreational vehicles, etc.) must be registered and parked in the lot behind the Clubhouse or the lot serving the Welcome Center.

Recreational Vehicles Not Permitted
Go-carts, mini-bikes, mopeds, all terrain vehicles, recreational motorized scooters, etc. are not permitted for use on the property.

Boat Launch, Docks & Trailer Parking
If you bring a boat or PWC, you must register and purchase a guest watercraft decal when you check in, and display the decal on your watercraft during your visit. Boat and PWC trailer parking is prohibited anytime anywhere on the Property, except the boat storage compound. Boats and PWC’s may be moored at any of the floating convenience docks.

Marinas / Fishing
Marinas (the covered slips) are for the private use of Bernard’s Landing Homeowners. Fishing, swimming and other non-boating activities are prohibited at all times on marinas. Cleaning of fish is prohibited at all times on marinas and floating convenience docks.

Parties & Gatherings
No scheduled and / or private outdoor parties or social gatherings are permitted on or in any of the common areas without prior permission of the Association. Excessively loud or boisterous gatherings are always prohibited. All rowdy noise must be stopped by 11:00 PM.

Pets
Rental guests may not bring pets onto the property or into the rental units

Grilling
Flame grilling and cooking on the decks, hallways/breezeways or within 6 feet of any building is prohibited by fire ordinance. UL approved electric grills may be used on the decks. Any gas grill you may see located on nearby decks are the property of permanent residents. They may not be used.

Flammable Fuel Storage
Gasoline or other flammable fuels may not be kept in units, decks, hallways/breezeways or on docks.

Signs
No signs of any nature may be posted on the property.

Deck Etiquette
Hanging towels or clothing over deck railings is not permitted.
