You must be at least 18 years of age to submit a rental application with our company. An application must be submitted for each applicant 18 years of age or older. All persons who will be signing the lease as a "Resident" must qualify. You must be either: employed with a verifiable employment history, retired, or a full-time college student with co-signer. Your Salary/Income must be verifiable by either: your employer, by copies of your past two paycheck stubs, or your most recent tax records. You must have a positive mortgage or rental history. Your history must be verifiable by either your Landlord (for renters) or your mortgage history (for owners) as reflected on your credit record. First time renters may require additional security deposit and/or guarantor. A positive credit line is required. Accounts placed for collection, reported as a loss or as a charge off within the past three years will constitute negative credit.

Applicant acknowledges that false information herein may constitute grounds for rejection of this application, termination of right of occupancy, and, or forfeiture of deposits if occupancy has taken place. This application shall become part of the Lease Agreement upon acceptance by Lessor. In the event this application is disapproved for any reason, or should Applicant(s) fail to enter into the contemplated Lease Agreement through no fault of Lessor, Lessor shall retain the said deposit as liquidated damages. Should this application be accepted, the Security Deposit must be remitted to Lessor within 7 calendar days after notification of acceptance by Lessor. Failure to remit said balance will result in a rejection of the application. |
